We are always on the lookout for small parcels of Industrial Land that we can develop. Our favoured approach has been to speculatively build a mix of small units ranging from 4000 – 20,000 sq ft and then market the units to find good quality tenants that are looking for a better class of unit. Sometimes we will build in phases as the appearance of Phase One usually results in enquiries that require purpose built units of a certain size and configuration.
Purchase Old Estates
Birmingham has a large stock of industrial units that are for various reasons unsuited to modern day requirements; not enough parking, poor onsite turning circles for commercial vehicles, old roofs, bad security etc. It is worth noting that some of the units on one of the best estates in Birmingham, Gravelly Industrial Park owned by Standard Life are over 40 years old.
Our method is to purchase old estates or units, strip them back to the steel frame & slab and rebuild them with modern roofs, new brickwork elevations and up to date facilities.
We manage our own estates and others for Landlords and Investors. We differentiate units under our control by ensuring that the facilities and features are better than other similar units in the locality.
These include; well maintained landscaping, good lighting in the hours of darkness, monitored CCTV, good quality signage& properly marked and designated parking places.
We set and ensure compliance to a set of Estate Rules that all occupiers sign up to.
